Current LBTT Tax Bands (Residential Property)
The LBTT rates are structured progressively, meaning you only pay the higher rate on the portion of the property price that falls within that band, not on the entire price. As of the latest updates, the residential LBTT bands are:
- Up to £145,000: 0%
- From £145,001 to £250,000: 2%
- From £250,001 to £325,000: 5%
- From £325,001 to £750,000: 10%
- Over £750,000: 12%
It's crucial to note that these bands and rates can change, so always refer to the official Scottish Government guidance for the most up-to-date information.
Understanding Additional Dwelling Supplement (ADS)
Beyond the standard LBTT, an Additional Dwelling Supplement (ADS) may apply. This is an extra 6% charge on the total purchase price for:
- Purchases of additional residential properties (e.g., buy-to-let properties or second homes).
- Purchases by companies or trusts.
The ADS applies to properties costing £40,000 or more. If you are replacing your main residence, you might be exempt from ADS, or eligible for a refund if you sell your previous main residence within 18 months. Who Pays LBTT?
